What’s Real vs. Imagination When Your Home Isn’t Selling

One of the most common—and most misunderstood—conversations I have with sellers happens when a home doesn’t sell right away.

There’s often a belief that the listing agent is holding something back. That there’s a secret button we haven’t pushed yet. A special marketing trick we’re saving. Or worse, that we’re simply not trying hard enough.

The reality? Most of what sellers think agents can do is imagination. And most of what actually sells homes happens quietly, methodically, and very early in the process.

Let’s break down what’s real—and what isn’t.


The MLS Is the Heart of Every Listing (Whether You Like It or Not)

If there’s one thing I wish every seller understood, it’s this:

The MLS is the engine. Everything else is a byproduct.

Every major consumer website—Zillow, Realtor.com, Homes.com, and dozens of others—pulls its data directly from the MLS.

Agents do not manually enter your listing into those sites.
Agents do not control how each site displays information.
Agents do not have individual levers inside Zillow or Realtor.com.

If something looks wrong online, nine times out of ten:

  • It was entered incorrectly in the MLS
  • Or the portal interprets the data differently than the MLS

Either way, the fix almost always starts at the source.

Why Details Matter More Than Photos

MLS data isn’t just descriptive—it’s searchable.

If your home has:

  • A first-floor primary suite
  • A pool
  • A three-car garage
  • A specific flooring type

…and that information is not entered properly, buyers filtering their searches will never see your home—even if it’s a perfect match.

That’s one of the biggest listing mistakes I see.

I once found a $3.5 million home floating in the middle of the Atlantic Ocean on a map search. Why? Because the agent didn’t bother to verify the pin location. The home was actually in Windermere, Florida.

That’s not marketing. That’s negligence.


Photos Matter—But Not the Way Most People Think

Yes, photos are important. But more is not better.

Nothing drives me crazier than:

  • 50 photos
  • The first 14 are drone shots
  • Zero sense of flow

Congratulations—you own a drone. Now show me the house.

What Actually Works

  • Your best 8–10 images should appear first
  • Lead with what buyers care about most
  • Logical grouping, not a room-by-room tour

Buyers are distracted. If they don’t see what they want quickly, they move on.


There Is No Secret Formula Agents Are Hiding

This is the part that surprises a lot of sellers.

There is no hidden marketing vault.
There is no magic pill.
There is no “one last thing” that suddenly generates offers.

We market a $30,000 condo the same way we market a multi-million-dollar estate—because we know what works.

That includes:

  • Accurate, complete MLS data
  • Professional photography
  • Correct pricing strategy
  • Consistent exposure
  • Accessibility and responsiveness

Brand can help. Being affiliated with Century 21 provides a global reach that many firms simply don’t have.

But branding alone doesn’t sell homes. Execution does.


The Only Thing That Can Be Held Back: Paid Marketing

If something is held back, it’s usually paid advertising—and that’s not about effort, it’s about ROI.

Over my career, I’ve spent hundreds of thousands of dollars testing:

  • Things that worked
  • Things that didn’t
  • Things that sounded great but produced nothing

At this point, I can confidently say:
If something genuinely works, we’re already using it—or actively evaluating it.


The Market Has Changed—And Expectations Must Change Too

Here’s the part no one wants to hear.

We are in a balanced market.

That means:

  • Absorption rate: ~5–6 months
  • More competition
  • Longer days on market

We got spoiled for several years. Homes flew off the market.

When interest rates rose:

  • Buyers became cautious
  • Time on market increased

When rates eventually come down:

  • Buyer demand will surge
  • Inventory will tighten
  • Prices will likely rise again

But today? Patience is part of the strategy.


Reality vs. Imagination—The Bottom Line

Reality:

  • MLS accuracy drives exposure
  • Details matter more than sellers realize
  • Photos must be strategic, not excessive
  • Agents don’t control Zillow
  • There is no secret marketing lever

Imagination:

  • Agents are holding something back
  • One more website will fix everything
  • Time on market equals failure
  • Marketing replaces pricing

Selling a home is not about tricks. It’s about precision, consistency, and understanding the market you’re actually in—not the one you wish you were in.
