Longwood brings together a historic city center, established neighborhoods, larger wooded properties and access to some of Central Florida’s most memorable natural spaces.
There is an important distinction: a Longwood mailing address does not necessarily mean a property is inside the incorporated City of Longwood. ZIP codes 32750 and 32779 include a variety of neighborhoods and jurisdictions. The City advises checking the Seminole County Property Appraiser’s tax district; “L1:Longwood” identifies city limits.
For buyers, that difference can affect taxes, municipal services, zoning and development rules. For sellers, accurate neighborhood and jurisdiction information helps the right buyer understand what is actually being offered.

The Longwood Historic District was listed on the National Register of Historic Places on October 5, 1990. Its center is near State Road 434 and County Road 427, with historic homes, churches and commercial buildings recalling the community’s railroad and winter-resort era.
The Bradlee-McIntyre House is a particularly compelling example. Designed by architect Nathaniel J. Bradlee, construction began around 1885 and was completed around 1888. Preservation advocates saved the Queen Anne-style house from demolition and relocated it from Altamonte Springs in 1973. The Longwood Historic Society now operates it as a museum.
For a historic property, verify whether local historic-preservation rules apply to the particular parcel. National Register recognition alone does not answer every permitting or renovation question.
LONGWOOD HISTORIC SOCIETY ↗LONGWOOD THROUGH TIME
Longwood’s story includes early settlement, rail connections and winter visitors. The historic district’s official recognition came in 1990, while the rescue of the Bradlee-McIntyre House and Inside-Outside House in 1973 helped protect two irreplaceable reminders of the area’s architectural past. Today, the Longwood Historic Society offers self-guided walking routes through the district.
02 / THE MARKHAM WOODS CORRIDOR
West of Interstate 4, the broader Markham Woods area offers a different Longwood-area setting: mature tree canopies, established subdivisions, custom homes and properties with generous outdoor space.
Do not assume every home has acreage or identical zoning. Lot sizes, association rules, setbacks, drainage, septic or sewer connections and conservation constraints vary from parcel to parcel. Some properties with Longwood addresses fall under unincorporated Seminole County jurisdiction.
For anyone looking at a larger lot, I recommend reviewing the survey and the property’s actual permitted uses before planning additions, outbuildings or major landscape work.

Wekiwa Springs State Park is a major natural amenity for the Longwood area, with clear spring water, trails and opportunities for paddling. The park’s actual address is 1800 Wekiwa Circle, Apopka, FL 32712—nearby, but not inside the City of Longwood.
Florida State Parks states that day-use reservations are required. Always check current rules and availability before visiting.
For homebuyers, access to natural areas can be a lifestyle benefit, but a home near a river or preserve should also be evaluated for wetlands, drainage, flood zones and conservation restrictions.
WEKIWA SPRINGS STATE PARK ↗04 / WEKIVA RIVER RECREATION
Wekiva Island is a separate riverside destination in the Longwood mailing area, offering opportunities for paddling and enjoying the river landscape. It is not the same facility as Wekiwa Springs State Park.

The nearby Longwood SunRail station at 149 E. Church Avenue provides a separate transportation option for those living near the historic center.
LONGWOOD FL HOMES FOR SALE & REAL ESTATE
Longwood’s housing stock varies widely across its historic center and broader mailing area. A meaningful comparison begins with the exact address, condition, lot, location and ownership obligations.
Period architecture and proximity to the historic center. Check preservation rules, renovation permits, foundations, plumbing and electrical systems.
Neighborhoods with mature landscaping and varied floor plans. Compare roof age, condition, HOA requirements and local traffic patterns.
Wooded streets, custom homes and some larger parcels. Verify city versus county jurisdiction, acreage, easements, setbacks and maintenance needs.
Properties convenient to river and spring recreation. Confirm access rights, flood risk, wetlands and drainage instead of relying on proximity alone.
Review association budgets, insurance responsibilities, reserves, fees, rental rules and exterior maintenance obligations.
Longwood’s SunRail station and access to Interstate 4 and State Road 434 can matter to buyers. Evaluate the commute from the exact home.
School assignments, current inventory, sale prices and property tax amounts must be verified for each specific address; none are represented as fixed here.
DAVID’S PROPERTY-BY-PROPERTY APPROACH
Verify city limits, zoning, property taxes and which government handles permits and services.
Evaluate roofing, plumbing, HVAC, electrical panels, windows, moisture intrusion and insurance eligibility.
Review actual preservation rules, permits, prior renovations and future work before making plans.
Surveys, tree protections, drainage, wetlands, easements and septic or sewer service can shape the property's use.
Review fees, budgets, exterior maintenance obligations, restrictions and insurance responsibilities.
Use a human comparative market analysis that accounts for lot, age, improvements, condition and relevant closed sales.
“Longwood isn’t one kind of neighborhood. The right move starts with understanding the home and the ground beneath it.”— David Dorman
LONGWOOD REAL ESTATE QUESTIONS
Longwood is in Seminole County, north of Orlando. The incorporated City of Longwood and nearby unincorporated communities with Longwood mailing addresses are not the same jurisdiction.
Longwood mailing addresses commonly use 32750 and 32779. A ZIP code does not establish city limits, zoning, school assignment, or tax district.
Check the Seminole County Property Appraiser record and tax district. The City of Longwood says the tax district code L1:Longwood indicates an incorporated city property.
The Longwood Historic District was listed on October 5, 1990, according to the National Park Service. Its historic core is near County Road 427 and State Road 434.
The historic district is a designated area with boundaries defined in National Register records. Sources describe its acreage differently, so verify parcel boundaries with the official historic district map rather than relying on a broad acreage estimate.
It is a preserved Queen Anne-style winter cottage designed by Nathaniel J. Bradlee. Construction began around 1885 and was completed around 1888; it was moved from Altamonte Springs to Longwood in 1973.
The Longwood Historic Society operates it as a museum and advertises public tours. Check the Society’s current schedule before visiting.
Markham Woods Road runs through western Seminole County and is associated with established subdivisions, large-lot homes, tree-lined streets and varied property types. Some addresses are outside incorporated Longwood.
No. Lot sizes and neighborhood regulations vary considerably. Verify the survey, lot area, zoning, easements and any HOA requirements for the individual home.
The state park is nearby but its official street address is 1800 Wekiwa Circle, Apopka, FL 32712. It is a regional recreation amenity for many Longwood-area residents.
Florida State Parks states that day-use reservations have been required since September 2, 2025. Check the park’s official website for current procedures, fees and availability.
Wekiva Island is a riverside recreation destination at 1014 Miami Springs Drive, Longwood, FL 32779. Check its official site for current admission and activity details.
No. Wekiva Island is a separate privately operated riverside venue; Wekiwa Springs is a Florida state park with its own entrance, hours and rules.
Yes. Longwood Station is at 149 East Church Avenue near the historic town center. Confirm service days and schedules with SunRail.
The broader Longwood area includes historic houses, established single-family neighborhoods, townhomes, gated subdivisions and larger custom homes. Inventory and availability change.
Potentially. A National Register listing alone is not identical to a local exterior alteration restriction. Verify the parcel’s local historic designation, applicable ordinances, permits and architectural rules.
Review the roof, electrical panel, plumbing supply and drains, HVAC, windows, moisture intrusion, termite history, insurance eligibility and the quality of previous renovations.
Confirm survey boundaries, tree rules, drainage, wetlands, flood zones, septic or sewer service, well systems, access easements, fencing rules and future maintenance costs.
School assignments depend on the exact parcel and can change. Verify directly with Seminole County Public Schools rather than relying on the mailing address or a listing description.
Use a property-specific comparative market analysis with recent closed sales and current competition. Account for lot size, condition, historic character, location, upgrades and applicable restrictions.
No. Proximity does not establish deeded access, boating rights or flood status. Review title, surveys, easements and any applicable permits.
