Town Center & Lake Rianhard
Restaurants, shops and public gathering spaces cluster near the lakefront promenade. The atmosphere is lively, but walkability varies depending on your village and address.
Tree-lined streets. Front porches. A lakeside town center. And a residential community with a story unlike almost anywhere else in Central Florida.
Explore Celebration’s villages, architectural character, home styles, ownership costs and the questions worth asking before you buy or sell.
Celebration was created as a real residential community, not as a theme-park attraction. Its story begins with the Walt Disney Company’s 1990s development plans and a distinctly human-scale approach to town design.
The Walt Disney Company began developing Celebration in the 1990s. Master planners Robert A. M. Stern and Cooper, Robertson & Partners helped shape a connected community of traditional-looking streets, neighborhood squares, parks and a central commercial district. Ground was broken in 1994, and the first residents moved in on June 18, 1996.
Celebration drew on New Urbanism — an approach to planning that prioritizes walkability, connected blocks, public spaces and a mix of homes. Its front porches, rear alleys, architectural pattern books and pedestrian-oriented Town Center were intentional design choices.
Today, Celebration is an unincorporated community in Osceola County, not an incorporated city or a Disney-operated residential resort. Homeowners interact with associations, applicable special districts and county agencies. That distinction matters when buying, renovating or budgeting for a home.
Disney developed Celebration, but owning property here does not mean Disney ownership, management, theme-park benefits or access privileges.
Celebration’s strongest selling point may be how its streets, gathering spaces and neighborhood amenities connect everyday life.

Trails, landscaped parks, boardwalks and neighborhood green spaces are integral to Celebration’s design. Verify access rules for each facility and community area.
Seasonal celebrations, markets and resident programming give the area a recognizable sense of place. Event schedules and vendors can change throughout the year.
Celebration is near Walt Disney World and major Central Florida corridors. Actual commute times depend on the route, time of day and tourist traffic.
The village, building and individual lot often matter as much as the Celebration address. Some areas are closer to Town Center; others emphasize larger homes, newer construction or specific amenities.
The recognizable early residential core, with traditional architecture and proximity to Town Center in many locations.
Established residential streets and a range of home styles. Evaluate individual block locations and association requirements.
Residential neighborhoods with a different distance and connection to the Town Center than the original core.
Additional neighborhoods with varied property styles, park connections and home sizes.
A distinct service area with its own private club amenities for eligible residents. Confirm all fees and membership conditions.
Newer housing and an evolving neighborhood business hub. Builder warranties, infrastructure and association structures deserve careful review.
A later-developed residential neighborhood; compare floor plans, age of systems and location-specific obligations.
Smaller pockets and additional subdivisions can have different housing types, restrictions and ownership structures.
A Celebration mailing address alone cannot tell you the exact association structure, architectural rules, fees, amenities or school assignment. Each of those needs to be checked against the property’s actual parcel and documents.
Ask David to compare neighborhoods ↗Celebration offers distinct housing choices — but the details behind the listing are what make a smart purchase or a well-positioned sale.
Consider roof and mechanical ages, exterior maintenance, lot placement, alley and garage access, insurance, drainage and architectural approval history.
Confirm who maintains roofs, exterior paint, landscaping and shared structures; review association budgets, insurance and restrictions before making assumptions.
Request financials, reserves, insurance, meeting minutes, current and pending assessments, required inspection reports and lender-eligibility information.
Evaluate builder warranty terms, unfinished neighborhood improvements, CDD debt and maintenance assessments, HOA documents and any construction-related impacts.
A Town Center condo, a cottage and an estate-style home need different comparables. Condition, association costs, upgrades and buyer expectations affect positioning.
Review survey, title, flood risk, tax bill, insurance options, association restrictions, rental policies, maintenance responsibilities and permits.
In Celebration, it is especially important to separate association dues from special-district assessments and property-specific expenses. Never rely on a single generic “HOA fee” number.
Celebration Residential Owners Association membership generally applies to residential owners. A condo, townhome or service-area property may carry additional dues or obligations.
The Celebration CDD funds and maintains specified infrastructure. Applicable non-ad valorem assessments appear on the Osceola County property-tax bill and may include debt-service and maintenance components.
Exterior changes — potentially including paint, roofing, fences, landscaping and visible improvements — can require prior approval under current community rules.
Condo buyers should pay particular attention to master insurance, reserves, structural requirements, assessment history and any pending projects. Detached-home buyers should review roof condition and insurability.
Check current lease limits, minimum terms, application requirements and which facilities are available to the particular property. A 34747 ZIP code is not a rental authorization.
I’ve worked in Central Florida real estate since 1999. My approach is to look beyond the marketing description: how a home lives, what the community documents say, and how that property truly compares with the competition.
For buyers, that means preparation and meaningful due diligence. For sellers, it means a human-prepared comparative market analysis, thoughtful presentation and direct communication from listing through closing.
