If you’ve ever sold a home — or are thinking about selling one — chances are you’ve heard about the magic beans. You know the ones. The secret trick. The hidden marketing lever. The one thing agents supposedly hold back unless you ask for it just right.
Let me clear the air right now:
There are no magic beans.
And I say that with a smile — not judgment.
Most sellers aren’t immersed in real estate 24/7 like agents are. They pick up ideas from HGTV, neighbors, family members, or something that “worked for someone once.” That’s completely normal. I actually encourage sellers to ask questions and share ideas. Transparency matters.
But here’s the reality:
A listing agent does not benefit from holding anything back.
Agents don’t get paid unless the home sells. There’s no bonus for dragging things out. There’s no upside to “saving” a secret marketing move for later. If a tool, strategy, or platform can help sell your home faster or for more money, a good agent is already using it.
What Sellers Think Matters vs. What Buyers Actually Care About
Sellers often focus on very specific details — and understandably so. It’s your home. You’ve lived there. You know every story behind every upgrade.
Buyers, on the other hand, usually decide based on the overall feel, layout, light, condition, location, and price. If they want more information, they’ll ask. That’s why accurate, complete MLS data matters — but not every detail needs a spotlight. Overloading a listing with seller-centric information rarely changes a buyer’s decision.
A Reminder I Give Myself on Every Listing
This is where I’ll be candid.
One of the reminders I give myself on every single listing is this:
Sellers don’t always know what works and what doesn’t — and that’s okay. It’s my job to educate them.
Sometimes, as an agent, you do things because you know they work. You’ve seen the results over and over again. But that doesn’t always mean you’ve taken the time to explain the why behind those decisions — especially when a seller has concerns.
I actively try to be better about that. Because having an agent who not only knows what works, but also remembers to slow down, explain it, and bring the seller along in the process is a very good thing. Luckily, I also have systems in place that help make sure those explanations don’t fall through the cracks.
Where Sellers Are Often Right
Here’s the part where sellers absolutely have a point:
Some agents do the bare minimum.
They put the home in the MLS, upload a handful of photos, and hope for the best — not because they don’t care, but because they can’t afford to do more.
Professional photography, virtual staging, interactive 3D tours, and targeted marketing all cost real money. While the MLS does offer a basic “tour,” it’s usually just a few static images that pan left and right — not exactly compelling in today’s market.
This is where hiring the right agent really matters.
You want someone who has the ability and willingness to invest in your home upfront — not someone living deal to deal.
Interview Your Agent — Don’t Hire Blindly
Before you sign anything, make your agent earn it.
Ask for a marketing presentation.
Ask to see recent listings.
Ask how and where your home will be promoted.
If their listings don’t appeal to you as a seller, they probably won’t appeal to buyers scrolling online either.
Pay attention to responsiveness. Do they answer calls? Do they follow up quickly? Or does everything take days to confirm?

Why Marketing Matters Even More in Certain Areas
Central Florida isn’t just “Orlando.”
Places like Gotha, Ocoee, Clermont, and Minneola aren’t always searched by name or ZIP code — especially by buyers relocating from out of the area. That means your listing relies heavily on proper mapping, strong visuals, search visibility, and a compelling presentation to even get noticed.
If an agent isn’t investing marketing dollars to push your listing beyond the basics, it can fall through the cracks.
Brand Power Isn’t Everything — But It Helps
You can be a great agent and still be limited by your resources.
A recognizable global brand like Century 21 provides built-in exposure you simply can’t buy on your own. With a presence in 88 countries, that brand recognition gives listings an added boost — especially online.
If your agent is operating under a small, local name with limited reach, your home may not get the visibility it deserves. And when that happens, the person who really suffers isn’t the agent — it’s the seller.
The Bottom Line
There are no magic beans.
There is preparation, experience, marketing, communication, and trust.
Be open-minded.
Ask questions before you hire.
Make your agent prove their value before you sign.
You wouldn’t hire a medical specialist without doing your homework. Selling your home deserves the same level of care.
