And I’ll be honest with you—what I’m seeing in March doesn’t always line up perfectly with what the stats are going to say when they come out in a couple of weeks. This is one of those times where real-life timing matters just as much as the data.

Right now across Central Florida—whether you’re in Orlando, Windermere, Winter Garden, Ocoee, Minneola, or Groveland—we have a lot of inventory, and not bad inventory either… some really good homes. But here’s the thing: people aren’t always focused on buying homes right now—they’re focused on life. Spring Break trips, school schedules, proms, end-of-year events, and planning summer moves all play a role. If you’ve got kids, you already understand this. Why would someone move in April or May if the school year is about to end? Most won’t.

I always go back to when my family moved to Florida in 1985. I left high school as a junior, we got in the car the next day, drove down, and within a couple of days we were in a rental home here in Central Florida waiting for our new construction home to be finished. That’s how a lot of relocations still happen today—but the timing tends to revolve around the school calendar, and that’s exactly what we’re seeing right now.

Let’s be clear—there are a lot of homes on the market right now across Central Florida. From what I’m seeing, many are well-presented, pricing is becoming more realistic, and sellers are starting to understand the shift. But even with all of that, activity can feel a little slower than expected, and that’s not always a pricing issue. Sometimes, it’s just timing, and that’s something we can’t control.

Here’s where things get interesting. Once we get through Spring Break, end-of-school activities, and graduation season, you’re going to see a shift. In my opinion, the first couple of weeks of June are going to be very, very busy. That’s when buyers are ready to move, families are transitioning, and relocations start happening quickly. Here in Central Florida, since school typically wraps up in late May, that timeline comes even sooner.

If you’re thinking about selling in Orlando, Windermere, Winter Garden, Ocoee, Minneola, or Groveland, you don’t want to wait until June to start the process. By the time you prepare the home, complete your marketing, get professional photos, and go live, you could miss that initial surge of buyers. The smart move is to start preparing now so you’re ready when demand hits.

The Central Florida real estate market isn’t broken—it’s just in a seasonal pause. We can’t force buyers to move when their lives aren’t aligned for it, but we can be ready when they are—and that window is coming up quickly.
