I regularly hear agents say things like:
- The carpet isn’t “fresh enough”

Yes — some property conditions do matter.
But FHA does not operate on vague opinions or assumptions.
FHA guidelines are specific. If something is flagged, it’s documented, reviewed, and confirmed by the actual parties involved — not guessed at during a showing.
If an agent tells you something “won’t pass FHA,” the next question should always be:
According to whom?

A Real Example: Down Payment Assistance Gone Wrong
Here’s a real situation I recently dealt with.
An agent told my seller that an interior item in the home would not pass down payment assistance guidelines. Based on that opinion, the seller was being advised to complete several thousand dollars in repairs.
Instead of accepting that opinion, we did the right thing:
- The inspection report was reviewed
- Down payment assistance was consulted directly
The result?
It was never an issue. At all.
Had the seller listened to opinion instead of verified fact, they would have spent thousands of dollars unnecessarily — money that never needed to leave their pocket.

“You won’t be able to get insurance on this house.”
Sometimes that’s true.
But many times, it simply means:

These factors don’t automatically disqualify a property — they require proper sourcing and verification.
A knowledgeable agent doesn’t panic.
They pick up the phone and get real answers.

As a seller, you rely on your agent’s guidance to:

- Prepare it intelligently
- Avoid unnecessary repairs
- Protect your bottom line
When advice is based on opinion instead of fact, sellers often:

That’s avoidable — with the right agent.
The Right Question to Ask Your Agent
When an agent tells you something must be done, ask:
- Who is requiring it?
- Where is it written?
- Has this been verified?
- Is this opinion, or fact?
A seasoned agent won’t be offended by those questions.
They’ll welcome them.
