If you’ve been following the real estate market in Central Florida, especially in areas like Ocoee, Winter Garden, Windermere, Clermont, Minneola, and Orlando, you’ve probably heard it lately—“The market is slow.”
I’ll be honest with you… I don’t buy it. Not the way people are saying it, anyway.
What I do believe is this: the market isn’t slow… people just changed their habits.
After 26 years in real estate here in Central Florida, you start to see patterns. Whether I’m working with clients in Ocoee, helping buyers in Winter Garden, listing homes in Windermere, or consulting with sellers in Clermont or Minneola, one thing has always remained true—this business runs on a 30 to 60-day cycle.
What you do today shows up in your business a month or two from now.
So when things feel “slow,” I immediately look back and ask: what was I doing 30, 45, or 60 days ago? Because that’s where your answer is.
And this is where I think a lot of agents—and even some homeowners—miss the point. We’ve moved away from the old-school philosophy of prospecting. The fundamentals that built real estate businesses long before all the automation, ads, and “done-for-you” systems existed.
Picking up the phone.
Sending a real email.
Checking in with people.
Actually being present.
Instead, what I see now—especially across the Orlando real estate market—is a heavy reliance on systems that promise instant results. You open up social media and it’s everywhere: “Get 100 leads overnight!” “Turn this on and watch your business explode!”
And yes, those systems can generate leads. But here’s the part nobody talks about enough…
Those leads have to be nurtured. They have to be followed up with properly. And more importantly, they have to feel like they’re talking to a real person—not a script, not automation, and definitely not AI pretending to be human.
Because let’s be real for a second—I don’t like getting calls from an AI system. Most people don’t. And in a relationship-driven business like real estate, especially in tight-knit communities like Ocoee, Winter Garden, and Windermere, connection matters more than ever.
For me, my best clients don’t come from random paid ads. They come from natural, organic sources. People finding me through Google because I’ve taken the time to build a presence in the areas I serve. Someone reading a post, an email, or a newsletter and thinking, “This guy sounds real. This guy gets it.”
That connection is everything.
When it’s there, the process is smoother. Communication is better. Expectations are clearer. And honestly, the entire experience—buying or selling a home in Central Florida—is just better for everyone involved.
Now don’t get me wrong—I’ve done what a lot of agents do. Every January, you look at your business and think, “This is the year I’m going all in on this new system or that marketing plan.” And while some of those tools have their place, I can tell you from experience… nothing has ever worked as consistently as simply being genuine and reaching out to people.
No shortcuts. No magic beans.
And here’s the part that might hit a little close to home. When I hear someone say, “The market is just slow right now,” my first thought is… what were you doing two months ago?
Did you take your foot off the gas?
Did you stop following up?
Did you slow down your communication?
Did you rely too heavily on systems instead of relationships?
Because if you did, that’s what you’re feeling now.
This business doesn’t stop just because we do.
That’s also why I’ve been able to stay relevant after all these years in markets like Orlando, Ocoee, Winter Garden, Windermere, Clermont, and Minneola. I’m always adjusting, always evolving—but I never lose sight of what actually works.
And what works is simple: be real, be consistent, and be present.
Because at the end of the day, people don’t hire ads. They don’t hire systems. They don’t hire AI.
They hire someone they trust.
So no—I don’t believe the Central Florida real estate market is slow.
I believe people just stopped doing the things that create business.
And if you get back to the basics, you might be surprised how quickly things turn around.
