How to Buy Your Next Home Before Selling Your Current One (Without the Stress)

Spread the love

If you’ve been thinking about making a move in Ocoee, Winter Garden, Windermere, Orlando, Clermont, Minneola, or Gotha, Florida, there’s a very good chance you’ve built up some strong equity in your current home.

But here’s what I hear all the time:

“I don’t want to sell my house first… but I need that equity to buy the next one.”

Completely fair—and honestly, that used to be a much bigger problem than it is today.

Because now? We’ve got options.

And not just “in theory” options—real programs that are working right now.

Timing Matters (Especially Right Now)

We’re heading straight into what I consider the true selling and buying season here in Central Florida.

From what I’m seeing, activity is going to start picking up mid-April into the end of April, and when that happens, certain price ranges are going to get competitive—fast.

That means:

  • More buyers jumping in
  • More multiple-offer situations
  • More pressure to be fully prepared

So anything we can do now to position you as a stronger, cleaner, more competitive buyer or seller is going to pay off in a big way.

This is exactly where these programs come into play.

Option 1: Equity Advance Bridge Loan (with Knock)

This is one of the most aggressive (in a good way) tools available right now.

  • Access up to $1 million in your home’s equity
  • Zero out-of-pocket costs upfront
  • 0% interest for up to 6 months
  • Make a non-contingent offer (huge advantage in multiple offers)
  • Your current housing payment can be covered and excluded from your debt ratios
  • Up to $35,000 available to prep your home for sale

Why this matters right now:
In a competitive market, this lets you act like a cash-ready buyer without having to sell first.

Option 2: Bridge Loan + HELOC Combo

A more traditional—but still very effective—approach.

  • Borrow up to 80% of your home’s equity
  • You can have a HELOC while your home is listed (which most lenders don’t allow)
  • Typically lower fees than standard bridge loans

Best for:
Buyers who can qualify carrying both homes temporarily and want flexibility without higher costs.

Option 3: Flyhomes GBC (Guaranteed Backup Contract)

This one solves a problem a lot of people don’t see coming.

  • Lower cost than bridge financing
  • Allows lenders to exclude your current home from debt ratios
  • Great if you have funds but don’t qualify carrying both homes
  • Can step in if your current home contract falls apart and protect your next purchase

Why I like it:
It gives you a backup plan in a market where timing doesn’t always go perfectly.

The Real Goal: Be the Strongest Buyer in the Room

At the end of the day, this isn’t just about financing—it’s about positioning.

When you walk into a multiple-offer situation, you want:

  • Clean terms
  • Confidence in your financing
  • The ability to move quickly
  • And ideally, no contingencies holding you back

If we can check those boxes, you’re not just “another buyer”—you’re the one sellers take seriously.

Let’s Get You Ready Before the Market Moves

The biggest mistake I see is waiting until the right house pops up… and then trying to figure this out.

By then, it’s usually too late.

If you’re even thinking about making a move in Central Florida, let’s get your game plan in place now—so when things heat up (and they will), you’re ready to go.
