Windermere Florida Real Estate & Homes for Sale

Windermere real estate occupies a unique place in the Central Florida market.

When buyers talk to me about Windermere, they’re frequently looking for something very specific: luxury homes, gated communities, lakefront property, larger homesites, proximity to the Butler Chain of Lakes, or simply a location convenient to western Orlando and Dr. Phillips.

I’ve been selling Central Florida real estate since 1999 and have worked with buyers and sellers throughout Windermere, Ocoee, Winter Garden, Dr. Phillips and the surrounding communities.

And one of the first things to understand is that a Windermere mailing address and the Town of Windermere aren’t necessarily the same thing.

That’s an important distinction when you’re looking at real estate here.

The Windermere Lifestyle

Water is an enormous part of Windermere’s identity.

The Butler Chain of Lakes is one of Central Florida’s defining natural features, and waterfront properties here can represent some of the area’s most desirable real estate.

But you don’t have to purchase a multimillion-dollar lakefront estate to live in the Windermere area.

Housing ranges from older homes and established communities to gated neighborhoods, newer construction and substantial luxury properties.

That’s one reason I don’t like making broad statements about “the Windermere market.”

Different properties here can be competing in entirely different markets.

Buying a Home in Windermere

If you’re considering Windermere, we’ll usually start by defining your priorities.

Is lake access important?

Do you want direct waterfront?

Are you looking for a gated community?

How important is lot size?

Do you want newer construction or an established property?

Is proximity to Dr. Phillips important?

Are you comparing Windermere with Winter Garden or another part of western Orange County?

With higher-end properties especially, understanding the individual home’s location, community, lot, water access and improvements becomes extremely important.

Lakefront Real Estate

Two homes described online as “waterfront” may offer completely different experiences.

When evaluating waterfront property, we need to understand what you’re actually buying.

What lake is it?

Is it part of a chain?

What kind of boating access exists?

What is the shoreline like?

What views does the property have?

How does the lot compare with other waterfront properties?

These aren’t questions an automated home valuation can adequately answer.

Windermere vs. Winter Garden

Buyers frequently compare Windermere and Winter Garden.

Windermere often attracts buyers focused on luxury homes, established gated communities and lakefront living.

Winter Garden offers its historic downtown along with tremendous newer development and a broad range of housing.

And nearby Ocoee and Gotha can add even more possibilities.

I don’t believe in putting blinders on a home search simply because someone initially gave me one city name.

Selling a Windermere Home

Marketing a Windermere property—particularly a luxury or waterfront home—requires understanding what makes that individual property different.

The buyer pool may be smaller, but buyers can also be more discerning.

Photography, video, presentation, online exposure and accurate positioning matter.

So does understanding the competition.

A lakefront estate should not be evaluated as though it were simply another house with the same square footage and bedroom count.

Frequently Asked Questions

Is Windermere only luxury real estate?

No. Luxury is an important part of the Windermere market, but housing varies considerably depending on location and community.

Is a Windermere address the same as living in the Town of Windermere?

Not necessarily. Properties marketed with Windermere addresses can exist outside the municipal boundaries of the Town itself. Buyers should understand the actual location of the property they’re considering.

Is Windermere good for lakefront buyers?

It can be one of Central Florida’s most compelling areas for lake-oriented real estate, particularly around the Butler Chain, but every waterfront property needs to be evaluated individually.

Should I compare Windermere and Winter Garden?

Frequently, yes. Depending on your priorities, Ocoee, Gotha and Dr. Phillips may also belong in that conversation.
