But here’s the reality: if you only search “Orlando,” you’re probably missing out on some of the best opportunities in the entire region.

Most buyers coming into Central Florida are familiar with Orlando because of Walt Disney World, the airport, and the overall brand of the city. It’s what people know.
But Central Florida isn’t just one city—it’s a network of incredible communities, each with its own personality, price points, and lifestyle advantages.

Some of the best value in real estate exists just outside of Orlando’s city limits.
Areas You Should Be Looking At (But Probably Aren’t)
Clermont, Minneola & Groveland
If you had asked me about Clermont back in the mid-80s, I would’ve told you it was a quiet, almost retirement-style town.
Today? Completely different story.
Clermont has grown into a full-service city with restaurants, shopping, and access to everything you need—without the big-city congestion.
Then you’ve got:
- Minneola — exploding in growth thanks to the Turnpike interchange
- Groveland — one of the best places to stretch your dollar
And here’s something most people don’t realize:
These areas aren’t just “new growth” locations—they carry a ton of history. Much of this region was built around Florida’s citrus industry, which means many of these towns have been around longer than people expect.
That’s why you’ll notice something different when you drive through them…
They offer a small-town charm that’s getting harder to find—less congestion, a more relaxed pace, and communities that still feel like communities.
Ocoee, Winter Garden & Gotha
Closer to Orlando, you’ll find some of my favorite areas:
- Ocoee
- Winter Garden
- Gotha
These communities give you proximity without the chaos.
You’re:
- About 15–20 minutes to downtown Orlando
- Close to major highways like the 408, Turnpike, and 429
- Near incredible lifestyle spots like the West Orange Trail and Plant Street Market
And just like the areas further west, there’s a strong sense of identity here. Many of these communities have roots going back to the citrus days as well, and you can still feel that history in the way the towns are laid out, especially in places like Winter Garden.
The big difference?
You get that small-town feel while still being right next to everything Orlando has to offer.
Windermere & Dr. Phillips
If you’re looking for higher-end living, you’ll want to explore:
- Windermere
- Dr. Phillips
Windermere is known for luxury homes and lakefront living, especially around the Butler Chain.
Dr. Phillips offers a slightly different vibe—great schools, established neighborhoods, and what locals call “Restaurant Row.”
Even in these higher-end areas, you’ll still notice something:
They don’t carry the same intensity as downtown Orlando. There’s a quieter, more refined pace, and in places like Windermere, that small-town charm is very much still intact despite the luxury price points.
East Side Options: Oviedo, Winter Park & Lake Nona
On the east side of town:
- Oviedo
- Winter Park
- Lake Nona
Each one offers something different:
- Winter Park = charm, walkability, and character
- Lake Nona = modern, master-planned, innovation-focused
- Oviedo = suburban comfort with strong community feel
And again, you see the pattern—while Lake Nona is newer and more contemporary, areas like Winter Park and Oviedo have deep roots and a sense of place that comes from years of development, not just rapid expansion.
That blend of history and small-town atmosphere is something a lot of buyers don’t expect when they first start looking in Central Florida.
Why This Matters for Buyers
Here’s what I see all the time:
Someone comes in with a budget, searches only “Orlando,” and thinks,
“Wow… I can’t get what I want.”
But when we expand the search just 10–20 minutes out?
Everything changes.
- More house
- Better layouts
- Newer construction
- Sometimes significantly better pricing
- And often a quieter, more relaxed environment
And the commute difference? Often just a few extra minutes.
The Real Key: An Agent Who Expands Your Vision

I actually ended up in Ocoee by accident.
I was out showing homes, walked into a model, and thought,

- 15 minutes to downtown Orlando
