Opinion vs. Fact in Real Estate: Why the Wrong Advice Can Cost You Thousands

Spread the love

Real estate is full of opinions.
Unfortunately, opinions are often presented as facts — and that’s where sellers can get into trouble.

I’ve been in this business long enough to see how damaging misinformation can be. Some agents mean well. Some have experience. Some don’t. But many repeat things they’ve “heard before” without verifying whether those things are actually true.

And when you’re selling a home, the difference between what’s factual and what’s hearsay can cost you thousands of dollars.

The Problem With Real Estate “Grapevine Knowledge”

You’ve probably heard statements like:

  • “That won’t pass FHA.”
  • “Down payment assistance won’t allow that.”
  • “No insurance company will touch this house.”
  • “You’ll definitely have to fix that before closing.”

Sometimes those statements are true.
Many times, they’re not.

They’re often based on something an agent heard once — from another agent — who heard it from someone else — years ago — under completely different circumstances.

That’s not expertise. That’s rumor.

FHA, VA, and Loan Myths: What’s Actually Required?

Let’s talk about FHA inspections, because this is one of the most misunderstood topics in real estate.

I regularly hear agents say things like:

  • The carpet isn’t “fresh enough”
  • A single missing roof shingle will kill the deal
  • Any hint of wood rot automatically fails FHA

Yes — some property conditions do matter.
But FHA does not operate on vague opinions or assumptions.

FHA guidelines are specific. If something is flagged, it’s documented, reviewed, and confirmed by the actual parties involved — not guessed at during a showing.

If an agent tells you something “won’t pass FHA,” the next question should always be:

According to whom?

A Real Example: Down Payment Assistance Gone Wrong

Here’s a real situation I recently dealt with.

An agent told my seller that an interior item in the home would not pass down payment assistance guidelines. Based on that opinion, the seller was being advised to complete several thousand dollars in repairs.

Instead of accepting that opinion, we did the right thing:

  • The inspection report was reviewed
  • Down payment assistance was consulted directly

The result?
It was never an issue. At all.

Had the seller listened to opinion instead of verified fact, they would have spent thousands of dollars unnecessarily — money that never needed to leave their pocket.

Insurance Is Another Area Full of Misinformation

Another common one:

“You won’t be able to get insurance on this house.”

Sometimes that’s true.
But many times, it simply means:

  • You’re talking to the wrong insurance company
  • Or the wrong insurance agent

Roof age. Water heater age. Electrical panels. Plumbing types.
These factors don’t automatically disqualify a property — they require proper sourcing and verification.

A knowledgeable agent doesn’t panic.
They pick up the phone and get real answers.

Why This Matters So Much for Sellers

As a seller, you rely on your agent’s guidance to:

  • Price your home correctly
  • Prepare it intelligently
  • Avoid unnecessary repairs
  • Protect your bottom line

When advice is based on opinion instead of fact, sellers often:

  • Over-repair
  • Over-spend
  • Delay listing
  • Lose leverage in negotiations

That’s avoidable — with the right agent.

The Right Question to Ask Your Agent

When an agent tells you something must be done, ask:

  • Who is requiring it?
  • Where is it written?
  • Has this been verified?
  • Is this opinion, or fact?

A seasoned agent won’t be offended by those questions.
They’ll welcome them.

Final Thoughts

Real estate already has enough moving parts.
You shouldn’t have to navigate myths, assumptions, and secondhand advice on top of it.

Understanding the difference between opinion and fact — and hiring an agent who does the same — can literally save you thousands of dollars.

If you want guidance that’s based on experience, verification, and real-world solutions, not rumor, I’m always happy to help.
