Why Working With an Agent Who Tells You the Truth Matters More Than Ever

Real estate is personal. Whether you’re buying or selling, you’re dealing with your money, your future, and often your emotions. That’s why this topic can feel sensitive — but it’s also why it’s so important to talk about.

The truth is simple: none of this works without good communication.

You can have the best intentions in the world as a buyer, seller, or agent, but if you’re not working with someone you can communicate with effectively, you’re putting barriers in your own way — sometimes without even realizing it.


Honest Communication Is the Foundation of Successful Real Estate

They liked the experience, the track record, and the straightforward approach. But liking credentials and actually working well together are two different things. If communication breaks down — or expectations aren’t realistic — no amount of experience can fix that without honest conversations.


Want vs. Reality in Today’s Market

Here’s a common example.

Some buyers come into the process convinced they should be able to take massive discounts off every property they see. There’s no data behind it — just desire.

I always say:
“I want to look like Brad Pitt. I want a million dollars. That doesn’t mean either one is happening.”

We’re in a balanced market. That means knocking tens of thousands — or even over $100,000 — off a reasonably priced home simply isn’t realistic in most mid-range price points.

As a listing agent, I see this constantly. Within 24 hours of putting a property on the market, investor offers roll in that are $100,000–$150,000 below list price. For most sellers, those offers aren’t serious — they’re noise.

The important part is this: I have to be willing to tell a buyer when something isn’t realistic. Not to be dismissive. Not to sound arrogant. But to protect their time, expectations, and eventual outcome.

Looking at homes you can’t realistically buy — or making offers that will never be accepted — helps no one.


The Same Truth Applies to Sellers

This cuts both ways.

As a listing agent, I often sit down with sellers whose expectations are driven by what they want their home to be worth, not what the market supports.

That’s where honest communication matters most.

The difference is simple:

  • I bring data, comps, absorption rates, and real market behavior
  • The seller brings an emotional number

My job isn’t to dismiss them — it’s to clearly explain the gap and why it matters. Doing that effectively, without sounding like a jerk, is an art form. It’s not something you learn overnight, and it’s not something every agent is willing to do.

But when you get it right, everything changes.

When you’re rushed, emotional, or unprepared, everything looks good — and you end up with regret later.

You don’t want to feel pressured into a decision because you didn’t take the time to prepare, understand the numbers, or hear the truth upfront. This is not a process you rush through.
