Let’s be honest — this one might stir the pot a bit.
Online home valuations are everywhere now: Zillow, Realtor.com, Homes.com, and plenty of others.
And while they can be convenient, they can also be confusing — sometimes even misleading.

If you’ve ever entered your address into all three sites, you already know what I’m about to say:
each one gives you a completely different number.
And we’re not talking a few hundred dollars’ difference — sometimes it’s tens of thousands.

So which one’s right?
Which one’s wrong?
That’s the big question.


🤖 Why Online Estimates Vary So Much

The truth is, there’s no single “right” answer — because each company uses its own algorithm to come up with a price.

For example, Zillow uses multiple data models (at least five) to calculate what they call the “Zestimate.”
Funny enough, when Zillow’s own founder sold his personal home, his Zestimate was off by nearly 40% from the actual sale price.

That should tell you something.


🏡 Why It Matters

When consumers see these estimates, they often assume they’re accurate.
Here’s where the problem starts:

  • If a Zestimate shows lower than your asking price, buyers might think you’re overcharging.
  • If it’s higher, people may think they’re getting a steal — and that can backfire, too, when reality sets in.

It’s not an exact science.
In fact, if you brought three experienced real estate agents into the same home, you’d likely get three slightly different values — but if they’re good, those numbers will usually be within a few thousand dollars of each other.

The key difference? A skilled agent knows the local market and how to interpret real-world factors that algorithms miss.


📊 What the Algorithms Miss

Online platforms rely heavily on public data — tax records, prior sales, and whatever information is readily available.
But what they don’t account for can make all the difference:

  • Upgrades or renovations that never hit public record
  • Lot quality (corner vs. interior)
  • Neighborhood desirability
  • Proximity to amenities
  • Condition and maintenance of the home

A website can’t “see” your new roof, modern kitchen, or upgraded flooring.
It doesn’t know if your backyard has a lake view or a power line view.
That’s where a human touch — and local experience — make all the difference.


📱 The Rise of AI “Evaluations”

Lately, I’ve even seen TikToks where people claim they can run a full home evaluation using artificial intelligence — without ever stepping foot inside.
They punch in an address, the computer spits out a number, and they’re done for the day.

Sounds efficient, right?
Well, it’s also incredibly inaccurate.

I’d love to see how often those AI-generated numbers come close to reality.
But until then, let’s just say I’m not ready to hand over my 25 years of market experience to an algorithm.
