But there’s something important buyers need to understand:
There isn’t just one Winter Garden.
Historic Winter Garden around Plant Street can feel completely different from the newer communities extending south toward Horizon West. You’ll find established neighborhoods, townhomes, gated communities, new construction, luxury properties, lakefront homes and everything in between.
That’s why local knowledge matters.
Living in Winter Garden
One of Winter Garden’s biggest attractions is its identity.
Downtown Winter Garden gives the city something many newer Central Florida communities simply don’t have—a genuine historic downtown.
Plant Street, locally owned businesses and restaurants, the West Orange Trail, community events and historic buildings have helped create a downtown people actually use.
Winter Garden began developing around agriculture and citrus, and its downtown Historic District is now listed on the National Register of Historic Places.
But drive south and you’ll encounter a much newer version of Winter Garden.
Development around Horizon West has brought newer master-planned communities, shopping, restaurants and thousands of homes to this portion of West Orange County.
Both can be great places to live.
They’re just very different.
Buying a Home in Winter Garden
When someone tells me they want to buy in Winter Garden, one of my first questions is:
What is it about Winter Garden that you want?
Do you want proximity to downtown?
New construction? Community amenities? A larger home? A pool? A gated neighborhood? Easy access toward Orlando?
Proximity to the attractions? An established neighborhood with mature landscaping?
Those answers can take us in completely different directions.
They may even take us outside Winter Garden.
I’ve had buyers begin their search focused on Winter Garden and ultimately find exactly what they wanted in Ocoee, Windermere, Clermont or Gotha.
My job isn’t to convince you to buy in a particular city.
It’s to help you find the right home.
Winter Garden vs. Ocoee and Windermere
Winter Garden, Ocoee and Windermere are close enough geographically that I frequently encourage buyers to understand all three markets.
Ocoee can offer additional established communities and different price points.
Windermere becomes particularly interesting for buyers looking for luxury, gated and lakefront properties.
Winter Garden provides perhaps the broadest mixture of historic charm, established neighborhoods and large-scale newer development.
Which is better?
That depends entirely on you.
Selling a Home in Winter Garden
Pricing a Winter Garden home isn’t as simple as calculating an average price per square foot.
Location within Winter Garden matters tremendously.
So do the community, age, condition, renovations, lot, pool, view, amenities and current competition.
When I’m evaluating a property, I’m interested in what recently sold—but I’m equally interested in what a buyer will see this weekend when they’re deciding between your house and another one.
That’s your competition.
New Construction in Winter Garden
New construction remains an important part of the greater Winter Garden market.
One thing I always remind buyers is that the representative in a builder’s sales center represents the builder.
There’s nothing wrong with that. That’s their job.
But having your own real estate professional involved can provide another perspective when evaluating location, lot selection, incentives, financing, options, resale considerations and contract terms.
And ideally, involve your agent before your first visit or registration with a builder.

Is Winter Garden close to Orlando?
Yes, Winter Garden is part of western Orange County and provides access to the greater Orlando area, although travel times vary significantly depending on the specific part of Winter Garden and destination.
Is all of Winter Garden close to downtown?
No. This is an important misconception. Winter Garden covers a substantial geographic area, and newer southern sections can feel quite different from historic downtown Winter Garden.
Should I consider Ocoee too?
Absolutely. Buyers searching western Orange County frequently benefit from considering Winter Garden, Ocoee and sometimes Windermere, Gotha and Clermont together.
How much is my Winter Garden home worth?
That requires looking at the individual property, recent comparable sales and—equally important—your current competition.
