Clermont, Florida: The Central Florida Gem You Might Be Overlooking

If you’re moving to Central Florida, chances are you’ve heard of Orlando. That’s where most searches start—and for good reason.

But this blog is the start of a series about the places just outside of Orlando that don’t always get the attention they deserve… and in many cases, offer better value, more space, and a completely different lifestyle.

Let’s start with one of the best examples:


Where Is Clermont?

Clermont sits on the west side of Orlando, typically about 20–25 minutes from downtown depending on traffic.

The main corridor running through the area is Highway 50, which connects you directly into Orlando while also giving you easy access to the Turnpike and surrounding areas like Minneola and Groveland.

So while you’re not in Orlando, you’re definitely connected to it.


Then vs. Now: A City That’s Evolved

Years ago, Clermont had a very different reputation.

It was known as more of a quiet, retirement-style area—and to be fair, it still has some of that appeal today. In fact, it’s one of the few areas in Central Florida with a strong concentration of 55+ communities like:

  • Kings Ridge
  • Summit Greens
  • Heritage Hills

Those communities are still extremely popular.

But over the last 10–15 years? Clermont has completely transformed.


Growth Without Losing Its Character

As Orlando became more expensive, buyers started asking a simple question:

“What’s just outside the border?”

Clermont became one of the answers.

Since then, the area has seen:

  • Major retail and restaurant growth
  • New construction communities
  • Expanding infrastructure and roadways

And here’s the interesting part…

The homes being built out here today are some of the most energy-efficient and well-designed in the region. You may not see as many ultra-luxury estates like you would in Windermere, but what you do get is smart design, solid construction, and great value.


The Hills of Clermont (Yes, Hills in Florida)

This is one of my favorite parts about Clermont—and something that surprises a lot of people.

It has hills.

Real elevation changes. Up and down driving. Scenic views.

It’s not what most people expect when they think of Florida, and honestly, it gives the area more of a northern feel than the typical flat landscape you’ll find elsewhere in the state.

That terrain carries through into Minneola and Groveland as well.


A Nod to History: The Citrus Tower

Clermont’s roots are deeply tied to Florida’s citrus industry.

One of the most iconic reminders of that is the Citrus Tower.

Back in the day, this was a major attraction where you could take a tram tour through the orange groves and head up the tower for a panoramic view of the area.

While citrus isn’t the dominant industry anymore, that history still gives Clermont a unique identity you won’t find in newer, master-planned communities.


Downtown Clermont: Small-Town Charm Done Right

One of the biggest surprises for people new to the area is downtown Clermont.

It’s:

  • Walkable
  • Quaint
  • Full of character

You’ve got:

  • A popular Sunday farmers market
  • Local breweries and restaurants
  • A lakefront setting that’s hard to beat
  • Community events that actually feel like community events

This is the kind of place where people gather—not just pass through.

And in today’s market, walkability and lifestyle matter more than ever.


Why Buyers Are Taking a Second Look

So why are more people considering Clermont?

It comes down to a few key things:

  • More bang for your buck compared to Orlando
  • Larger lot sizes, especially in established neighborhoods
  • New construction options with modern efficiency
  • A slower pace of life without being too far from everything
  • Character and history you don’t always get in newer areas

And let’s be honest—if you’re relocating from up north, having a little more space and a little less congestion can be a big win.


Final Thought

Clermont is a perfect example of why you shouldn’t limit your search to just Orlando.

It’s close enough to stay connected, but far enough to offer something different—something a lot of buyers don’t even realize they’re looking for until they see it.
